Most of Singer Island's amenity lives behind a lobby desk. You pass a concierge, you take an elevator, you eat where your building tells you to eat. That is the deal on a barrier island where towers do the work of neighborhoods. The Tiara, at 3000 North Ocean Drive, is the quiet exception. Its front door opens onto the only stretch of the island where a resident can walk to a beach park, a rebuilt shopping arcade, a new-build restaurant under construction, and a fully re-flagged oceanfront resort without ever crossing A1A twice.
That corridor has been in flux for eighteen months. A national chain closed, a local operator took the space, a Marriott-scale renovation wrapped, and the arcade next door quietly kept its tenant mix intact while everything around it changed. If you live at the Tiara and you have been eating in the building because the alternatives felt stale, the alternatives are not stale anymore.

That is four distinct destinations in a walking radius most Singer Island buildings do not have. The rest of the island's residents drive to any one of them.
The Mulligan's Beach House location closed. In its place, Ocean Ave Kitchen & Bar is under construction at 2551 N Ocean Ave, with owners Donna Qvarnstro and Antonio Huerta taking over the former Mulligan's Beach House space. The team is targeting a mid-January opening, with the exact date subject to construction progress and inspections.
The scale matters for a resident. The new restaurant will seat up to 260 guests and include private dining space, which puts it in the same capacity range as the higher-volume operators inside the Marriott. The concept is not a chain reset. The buildout will accommodate about 260 seats including an event space, with plans for full-service lunch and dinner seven days a week. Ocean Ave Kitchen & Bar is planned as a bright, modern beachfront restaurant focused on fresh seafood and a robust bar program, with the concept described as fresh seafood and innovative, very heavy on craft cocktails.
For anyone who used Mulligan's as a default lunch, the practical read is this: a locally owned restaurant with a bar-forward program is replacing a chain, at the same address, in the same footprint. That is unusual. Most South Florida turnovers move the other direction.
The Palm Beach Marriott finished a build-out that began in 2022. The final phase followed transformations to the lobby, marketplace, oceanfront restaurant and bar, pool areas, fitness center, porte cochere, and meeting event spaces, with renovations to 192 suites completing in early 2026. For a Tiara owner, the interesting piece is not the suite count. It is the food and beverage lineup that resulted.
ONA Coastal Cuisine opened its doors in May 2025. The grand opening brought together members of the North Palm Beach Chamber of Commerce, officials from the City of Riviera Beach, and prominent locals at the Palm Beach Marriott Singer Island Beach Resort & Spa on May 9. The menu direction is specific: oceanfront dining at ONA Coastal Cuisine or poolside at Lagoon Cantina, with the main dining room offering ocean views, a carefully curated menu, and an award-winning wine list.
Lagoon Cantina covers the poolside slot with a casual Caribbean menu and freshly-made margaritas. Reef Tiki handles the beach-facing bar with Pacific Rim-style cuisine and cocktails. Three distinct rooms, three distinct hours, one property.
A short walk north opens a menu that did not exist eighteen months ago. That is the point.
The arcade next to the municipal beach did not reinvent itself. It did not need to. Ocean Walk, formerly Ocean Mall, is a Singer Island destination combining beach access with entertainment-driven tenants and casual eateries, with over 67,000 square feet of newly constructed retail space and direct oceanfront access. The tenant list a Tiara resident actually uses includes Johnny Longboats, Seaside Bagel Cafe and Deli, Wings Beachwear, Da Big Kahuna, and Ocean Walk Nailbar, with a 7/11 and a USPS drop for the errand-run version of the walk.
The beach itself is worth its own sentence. The newly renovated Riviera Beach Municipal Beach, also known as Ocean Mall Beach, is about half a mile south of Ocean Reef Park, and the seven-mile white sand stretch is considered one of the best in Palm Beach County for its clear water. No badge required, no gate, no shuttle. Public restrooms and parking on the ground level of the arcade.
The reason this matters at the Tiara specifically: most Singer Island towers put residents on a private beach walkover and stop there. From 3000 N Ocean, the private walkover is one option. A short stroll to a full public beach with a coffee, a bagel, and a bathroom is the other. Two beach modes, same building.
The Tiara does not need the corridor to eat well. The building offers two dining options: the top-floor Marquis restaurant and bar, which is more formal, and the casual poolside Gazebo, which offers breakfast and lunch entrees. The Marquis Lounge on the top floor gives 360-degree views for miles and is a popular place for drinks and relaxing.
What is easy to forget is that residents can also order the Gazebo menu upstairs. The Tiara features the Marquis Room, a skytop dome restaurant and entertainment area on the 43rd floor available only to residents and guests, and The Gazebo, an oceanfront casual restaurant open for breakfast, lunch, and room service. Two on-site kitchens, one delivering to the unit, the other reserved for owners and guests at the top of the building. For a late-summer Tuesday, that is often the whole answer.
The Tiara sits far enough south that Sailfish Marina is a short drive rather than a walk, but the Thursday cadence is worth marking on a calendar. Every Thursday evening from 6pm to 9pm, Sailfish Marina hosts the Sunset Celebration, the premiere arts and crafts show of the Palm Beaches. There are over thirty-five artists from across the United States exhibiting their artistry and works, and musicians play island tunes on guitar and steel drum while patrons buy grouper dogs, which are fried grouper in a hotdog bun, or conch fritters right on the dock. Free to attend, year-round, at 98 Lake Drive.
The corridor rewards a resident who plans the week around it rather than defaulting to one venue. A workable version:
Come mid-January, that Tuesday and Saturday get another option at 2551 N Ocean. The corridor is not finished. It is not close to finished. The point is that the direction of change, for the first time in a while, is favorable to the resident who chose the south end because they wanted to walk.
The Tiara's location value is not an abstraction. It is a set of specific addresses, most of which have changed hands, changed operators, or changed footprints within the last year.
